How do I know I need a new roof?

Many homeowners do not notice problems with their roof until it becomes serious with noticeable damage or leaking. Make sure you know what to look for so that you can detect damage before it becomes a serious and expensive problem.

Here are a few indications you may have a problem with your roof that needs to be addressed:

• Your shingles are cracked, missing, curling, warped, or obviously worn
• Wind damage
• Broken flashing
• Loose seams
• Large amounts of shingle granules in the gutter (this may look like “bald spots” on your shingles)
• Cracked paint
• Wall coverings or wallpaper that is peeling
• Plasterboard that is discolored
• Leaking ceilings

Are you unsure if you have a problem? Sometimes roofing damage is hard to detect by someone who is untrained to look for it. Do I need to replace my whole roof?

Whether you will need a new roofing system or not depends on the life expectancy of your shingles and the problems you are experiencing. The most cost effective way to deal with an aged roof is to deal with it before it leaks since water can damage plywood sheathing, ceilings, rafters, walls and other important structural features.

Exterior damage that indicates it may be time for a new roof includes shingles that have begun to warp, break or curl as well as shingles that are missing or have bald spots.

If you have a leak caused by a small section of roof that has been damaged or due to faulty flashing, most likely only that section will need to be repaired. Roofs that have been improperly installed or installed with subpar materials may need to be completely replaced.

 

How much does a new roof cost?

Shingles are the most common, are durable and are a cost effective option. For residential properties, we recommended Highlander® AR or Legacy® shingles.

Will I have to replace my gutters and downspouts at the same time?

We can install new gutters and downspouts if needed.

Our crews can work also around gutters and downspouts if they are in good shape. If your gutters have minimal damage, we can repair them as well.

 

How long will installation take?

Roofing can take anywhere from a few days to a few weeks to complete. There are several factors to consider including:

• The complexity and size of your roof
• The weather
• The roofing crew size
• Issues with the roofing system once the project begins

Is there anything I need to do before the roofers start?

Please consider that roofing is an unavoidably noisy and messy process. You may wish to be away from home while our crew is working, board animals and make other arrangements for small children.

Doing the following also ensures the safety of your property from debris and roofing nails:

• Parking vehicles on the street and away from your garage or driveway
• Making precautions to protect outdoor items that are around the worksite
• Covering your pool (we can provide a tarp if needed)

 

What if my new roof leaks?

What warranties are there on materials and labor?

Warranties will vary depending on the shingle manufacturer you choose. There are also certain maintenance requirements you must complete to keep your warranty in good standing. We will discuss these things with you as you consider your roofing system.

Most manufacturing companies will also transfer this warranty to new homeowners for a small fee should the home sell.

We stand behind our work and will transfer the warranty on our labor to new homeowners as well.

 

How long will my new roof last?

The life expectancy of your roof depends on the shingles you choose and many other factors such as:

• Correct installation
• Material Quality
• Environment
• Proper maintenance and repair

Can a new roof be installed on top of my old one?

Even though it can be faster, cheaper and require less labor, it is usually not advisable to install new shingles on top of old ones. This may only be an option if  your roof has a single layer of shingles and is problem free.

Beware of roofing contractors that are willing to nail new shingles on top of old shingles. We always recommend to strip old materials completely off. Otherwise, damage, vulnerabilities, and potential problems may go unnoticed.

Here are a few other signs you will need to remove your old shingles first:

• The roof decking is sagging
• Shingles are curling, mossy, split or missing
• The new shingles are lighter than your current roofing shingles

 

Why shouldn’t I do the work myself?

Our team of professionals go through many months of training and have years of experience as well as thousands of dollars of safety equipment and professional tools. Our team is also OSHA certified. If you are not knowledgeable of proper roofing techniques and do not use the proper tools, you could hurt your roof and yourself.

 

Will insurance cover my new roof?

Contacting your insurance provider is the only way to know exactly what your policy covers. Coverage often depends on many factors including the age of your roof and the area you live in.

Most homeowner insurance policies provide coverage for roofing damage from unpreventable causes such as fire and tornadoes. Although hail, rain and wind are covered by your home policy, many factors determine if your damage will be covered, and how much you will be reimbursed.

Some policies consider the age of your roof at the time it is damaged. If your roof is under 10 years old as an example, you may be covered for the full cost of repair. If your roof is over 10 years old, a depreciated value of the damaged roof may only be paid. Other policies may cover the full cost of repair regardless of roof age.

How do I file an insurance claim for a damaged roof?

Our experts understand the insurance process and are happy to assist you with your claim. Give us a call and give your insurance company a call as well. We have a professional relationship with all local insurance providers.

Your insurance company will send an adjuster to inspect your roof, but know he or she is not required to find any damage. This is why we offer to meet with your adjuster and help pinpoint any damage. So long as you have a signed contingent contract with us, there is no additional cost for this service.

Our assistance in the claim process will also include:

• Completing the paperwork for recoverable depreciation
• Obtaining endorsements from mortgage companies on insurance proceeds checks
• Filing supplemental claims when needed

 

Do you require money up front to start the work?

All payments are subject to your particular contract terms. No payment up front is required. Once the work is complete, a payment equal to the cash value and deductible is due. Final payment is not due until you receive all insurance proceeds. Final payment is due within 30 days of work completion.
